Home improvement and equity loans in Ontario. So confusing, please help?

Nadia asked:

We currently have a 1st mortgage with Resmor. We would like to renovate (and insulate) our second floor not only to accomodate heating costs but to bring in a boarder to help offset our costs. We need about $15K. Our finances haven’t been the best in the past but we’ve worked hard to increase our credit score, paying on time and is much better now.

Is it best to approach our bank for a home improvement loan? If one turns us down, should we continue looking? Should we bring a recent credit report and show how we intend to pay it?

Our equity doesn’t give us enough to do this and we prefer not to use our credit cards because of higher interest.

Once we’ve raised the value of our home, would this be a good time to put this loan onto a second mortgage? A mortgage broker has offered to do a 2nd mortgage with us. I get so confused with ALL these people who want our money. Help!

Please don’t send me to a website!

I have alot of credit card debt, how can I get a personal loan to pay them off without hurting my good credit?

cme4ins asked:

I contacted a debt solution program but they say my credit will be hurt until I get these paid off. My credit is real good I just have alot of credit card debt that I would like into one lump sum with a fixed monthly payment. I cannot take a home equity loan due to a second mortgage for a business loan. My local bank said I don’t have enough assets for a personal loan to cover the whole amount.

Does it EVER make sense to do a Home Equity Loan for CC Debt Consolidation?

timcdfw asked:

Two lenders are telling me it will be the BEST thing i ever did for myself. I have 3 bad debts and a FICO of 551.

Why am I going to pay THREE TIMES over in interest to “make these go away” and put my house as collateral….changing an unsecured debt to a huge secured one? Seems like a no brainer….

Why do so many people do it? Am I missing a key benefit?
I havent done it …pretty sure i wont.

Are home equity lines of credit or loans easier/harder to get approved of than personal loans?

Brad Pradt asked:

what’s the difference between the two, and which ones are easier/harder to be approved of etc?
My partner is getting one or the other, which I’m strongly urging because he owes me alot of money , due to health problems and house problems I had to help him with, and I personally want him to go with whatever’s more flexible, and has a longer time frame, so it will make it easier on him on payments.

He got accepted left and right when he applied for personal loans last year but turned them all down because he didn’t need them yet, and this year he’s starting again but is going for the home equity, but already got one rejection, because he already has some debt.

I personally don’t know what to tell him, so someone educate me!

thanks.

Should I keep my debt on a low interest Credit card or use my home equity for a loan to pay off?

Pepibom asked:

HI I have about $20000 in credit card debt that I have been conscientiously willowing down for a bit now. I plan to have it down to 0 in about 1 year and a half. Presently it is spread amongst 3 credit cards..two have 3.99% and one of them is at 1.99%…all until about August or so..then I imagine I can transfer them around again. My question is ..I have enough equity in my coop to be qualify for up to a $60,000 equity line of credit…at prime plus “0″ —I’m not sure if it is to my advantage to use this equity line of credit to pay off my credit card debts…provided I apply for it. I’ve heard that the interest is deductible..would this make the decision a slam dunk obvious one??or are there other factors to consider.. I think prime is at 7%? now? Thanks for your help.
